Most of the changes concern preferential mortgages for new buildings, which were launched in spring 2020. The program’s minimum first contribution has been increased from 20% to 30%. The maximum loan amount is now the same for all regions – 6 million rubles. (for the capital regions it was 12 million rubles). However, the maximum rate remains the same: 8%.

Some parameters of “Far East” and “Arctic” mortgages have changed. The maximum loan amount under these programs has increased from 6 to 9 million rubles if a home with a total area of ​​60 square meters is purchased. In addition, employees of companies in the military-industrial complex can now take advantage of this type of preferential mortgages.

Another important condition applies to all programs with state support: now you can receive a preferential loan for the purchase of housing only once (it does not matter under which program).

Let us remind you that there are now several mortgage programs: preferential mortgages for new buildings, “family mortgages”, “Far Eastern” and “Arctic” mortgages, computer mortgages, “rural mortgages”, mortgages for new territories. But the countdown starts from today: previously received mortgages are not taken into account (unless already provided for in a specific mortgage program).

The exception was the “Family Mortgage”. It will be possible to obtain a loan under this program, even if a preferential loan was already issued earlier (but after the new resolution came into force). This exception applies in the following cases: if the previous mortgage received under this or another preferential program has already been repaid, after the issuance of the previous loan another child was born in the family, and if the apartment being purchased is larger than the one previously purchased.
